Pricing & Leasing
Studios (The Rubicon, 547 sq ft) start at $1,200 per month. All one-bedrooms (The Flyer, 786 sq ft) are now $1,400 with our Spooky Savings special. Two-bedrooms are $2,100 for The Wright (1,083 sq ft) and $2,200 for The Oregon (1,326 sq ft).
There are two parts. First, all one-bedrooms (The Flyer) are $1,400 per month across the board. Second, any new lease signed for a 15-month term — on any floor plan — receives one month of free rent plus a full year of free parking for one space. The parking offer applies to 15-month leases only. These specials end November 1, 2026.
Standard leases are 12 to 15 months. A 15-month lease on any home qualifies for one month free plus a year of free parking for one space.

Yes. Every residence at Webster Station Flats includes a full-size in-unit washer and dryer. There is no shared laundry room.
Select one-bedroom homes and all two-bedroom homes feature a private balcony, many with downtown Dayton skyline views. Ask the leasing team which specific homes with balconies are available now.
Webster Station Flats is a five-story building at 112 Webster Street with studio, one-bedroom and two-bedroom residences and community amenities on site.
Homes are unfurnished, but every residence comes with a full appliance package including refrigerator, range, microwave, dishwasher, and in-unit washer and dryer.
Amenities, Parking & Pets
Community amenities include a 24/7 fitness center, coworking and business center, resident lounge, secure mailroom and package room, EV charging stations, and secure parking. In-home features include quartz countertops, stainless steel appliances, smart thermostats, soft-close cabinetry, rainfall showerheads, and designer lighting.
Secure resident parking is available on site. Every new 15-month lease includes a full year of free parking for one space (15-month leases only). Contact the leasing office for current details.
Yes. Cats and dogs are welcome, up to two pets per home. There is a one-time $300 pet fee and $35 per month pet rent. Breed restrictions apply — the leasing office can confirm whether your pet's breed is accepted before you apply.
Residents set up their own electric service and internet. Spectrum services the building for internet and TV. Contact the leasing office at (937) 900-9703 for a full breakdown of which utilities are billed with rent.
Yes. The on-site fitness center is open 24 hours a day to residents and includes cardio machines, free weights and strength training equipment.

Webster Station Flats is at 112 Webster Street in downtown Dayton, Ohio, between the Great Miami River and the Oregon District, with an 88 Walk Score and 76 Bike Score.
Residents walk to restaurants, bars, RiverScape MetroPark and Day Air Ballpark. The Oregon District is an 11-minute walk, Sinclair Community College is a 13-minute walk, and the RTA bus hub is a 6-minute walk.
Wright-Patterson Air Force Base is about a 15 to 20 minute drive from Webster Station Flats via SR-4 — roughly 17 minutes to Gate 12A. I-75 is roughly 3 minutes away, and the University of Dayton is about 10 minutes south.
